Why Mohave County Mobile Homes Go Out of Level After Monsoon Season

Every October the same call comes in from Bullhead City, Fort Mohave and Mohave Valley: the doors stuck while we were gone. The home was fine in April. Nothing hit it. Now a door drags, the hallway has a lean, and on a doublewide the ceiling seam has opened a hair.
The cause is under the floor, and it is the monsoon. A relevel fixes it for $450 to $800 on a singlewide or park model and $750 to $1,400 on a doublewide, takes a day, and the level check that tells you exactly what moved is free.
Here is what actually happens under a home between June 15 and September 30, and why the desert, which is better ground than most of the country, still moves.
Start with how little a pier stands on
A manufactured home carries its entire weight through a few dozen piers, and each one bears on a footing pad roughly a foot or two square. Do the arithmetic and the pressure under those pads is considerable, concentrated, and permanent.
That is fine on ground that is dense and stays put. It is a problem on ground that is loose, and a much bigger problem on ground that water can move. Mohave County gives you both.
Reason one: the ground here is loose, not expansive
Most writing about mobile home settling in Arizona is really about the Phoenix area, where expansive clay swells with moisture and shrinks as it dries, working piers up and down on a seasonal cycle. Around Bullhead City that is mostly not the story.
River valley soils here are sandy alluvium: loose, fast-draining, low in clay. Out toward Golden Valley you are on alluvial fans, which are by definition piles of material that water carried down off a mountain range and dropped. Neither swells much.
What they do instead is consolidate. Loose granular soil under a concentrated load compacts over years, and the pier goes down with it. It happens unevenly, because the fill under a pad is never uniformly compacted, and uneven settlement is what racks a frame. A home does not usually sink. It twists.
Reason two: water moves sand, and monsoon water moves it fast
Arizona’s monsoon season runs June 15 through September 30 by the Weather Service’s calendar, and its defining characteristic is not total rainfall. It is intensity. Rain arrives in short violent bursts that deliver more water in an hour than the ground can absorb in that hour.
What cannot soak in, runs. And running water across loose desert soil does two things to a home:
It scours beside footings. Anywhere runoff is concentrated, at a roofline, a downspout, a gap between homes that channels flow, or the natural path water has always taken across a lot, it excavates. Once the soil beside a footing pad is gone, the pad tips toward the void, and the pier above it stops carrying load straight down.
It finds the low spot and stands there. A pad that does not drain holds water against footings after every storm, softening the ground under them. Arizona’s installation standards expect a home site to shed water away from the home for exactly this reason. A great many homes in this county were set decades ago on ground that was raked flat rather than graded, and flat is not the same as draining.
This is the single most preventable cause on the list. Where water goes in a storm decides which of your piers fail. A weekend spent directing runoff around the home rather than under it is the highest-return maintenance available to a manufactured home owner here.
Reason three: the heat works on the shims
Piers are shimmed to the frame with hardwood wedges. Wood shrinks as it dries, and the crawl space under a closed-up home in a Mohave County July is brutally hot and dry.
A shim that dries and shrinks by a small fraction of an inch does not sound like much. Multiply it across dozens of piers, unevenly, and the frame is no longer sitting where it was set. Add compression, because hardwood under sustained load crushes over time, and a home that has not been touched in a decade is carrying its weight on whichever piers happen to have kept their height.
This is also why a home can come out of a summer noticeably different without a single dramatic event happening to it.
Reason four: nobody is here
This is the part that turns a cheap problem into an expensive one.
A door that starts rubbing in July gets noticed in July, if somebody is living there. In the river valley towns a large share of homes are seasonal, and the house spends the hottest, stormiest months of the year empty. The pier that moved in an August storm is discovered in November.
By then the frame has been carrying a twist for three months. That is when drywall cracks at the corners of doorways, when a marriage line opens on a doublewide, and when a floor that was only unsupported starts to feel soft. None of it was caused in November. All of it is August, discovered late.

The October routine that is worth an hour
When you get back, or before you leave:
- Open and close every exterior door and a few interior ones. Sticking, dragging, or a latch that needs a lift is the earliest and most reliable signal you have.
- Walk the floor slowly. Soft spots, bounce, and any slope you can feel.
- Look at the skirting. Buckled panels, gaps at the top, or a panel that has pulled away mean the home moved relative to the ground.
- Look at where water went. Channels, fans of deposited sand, undercut edges beside footings. The evidence of a storm is still on the ground in October.
- Grab the tie-down straps. If you can move one by hand, it is not in tension and it is not doing anything. Arizona homes are anchored to Wind Zone I standards, and monsoon outflow winds are exactly what that hardware exists for.
- Get the free level check. Pier-by-pier readings in writing, and an honest answer, including the answer that nothing is wrong, which is a result we deliver often.
The short version
The desert is good ground, and a home set correctly on it stays put for a long time. The homes that go out of level after the monsoon are the ones on pads that hold water instead of shedding it, on loose fill that was never properly compacted, in the path that runoff takes across the lot, and, most of all, the ones nobody looked at for three months while all of that was happening.
Catching it costs nothing. Fixing it early costs a couple of hundred dollars. Fixing it late costs a floor.
